The building located in Via Zara is a ground-floor building with mixed use (office and commercial) and is developed, adjacent to neighbouring buildings, on six levels above ground, a first basement partially above-ground and a basement.

    Trieste district

    The property is located in Rome in the Trieste district, a semi-central area of the city located adjacent to the old part of town.

    The district is characterised by good quality buildings, mainly dating back to the first thirty years of the twentieth century, a period in which the area maintained a destination for residential construction of quality and even luxury, as the so-called “villini”, elegant residential buildings typical of the Roman Art Nouveau, and the “Coppedè” district. After the 1930s, intensive urbanisation of the area began, which then underwent renewed major expansion in the seventies. >

    The urban fabric is regular, essentially lying between the two main parallel consular roads (Via Salaria and Via Nomentana) and the perpendicular road axis of Viale Regina Margherita. The urban area is enhanced by the presence of green areas (Villa Torlonia and Villa Paganini).

    The area is well-equipped with all primary services (chemists, banks, shops, etc.) and is characterised by the presence of professional offices, embassies, banks and public services such as post offices, health facilities, schools, gardens and places of worship.

    A little more than a kilometre from the property there are the University City of Rome “La Sapienza” and the “Umberto I” Rome University Polyclinic.

    The 2019-2020 intervention

    The project has given the property a new look and improved comfort. It has seen the installation of a ventilated façade, the renovation of the plasterwork, the installation of new, high-performance window frames, the replacement of the air conditioning and air exchange systems and an increase in accessibility thanks to the installation of new lifts.

    Finally, the intervention saw the strip-out of the first floor, now the headquarters of Next Re.


    Before the intervention, the façade was in line with the typical style of the years of construction (1960s), characterised by the presence of construction elements derived from the post-war industrial boom. Insulated panels and aluminium framed windows and doors were interspersed with 11 bands of brickwork clad in grit for a simple solution that met the expectations of an office building.

    Today's façade, designed by the architect David D'Hallewin, fits in respectfully and innovatively with the pre-existing one. The rhythm of the original design has been emphasised by outlining the 11 vertical bands of the frames with an aluminium profile and identifying two levels of different depths and colours that alternate, generating an orderly three-dimensionality.


    An intervention was carried out to replace and improve the efficiency of the ventilation system and the hot/cold cycle system of the building through the installation of two independent units, with modules equipped with a sequential and backup system. The sequence and regulation of the planned equipment is managed by a centralised system. During the intervention, the following were installed:

    • 1 air handling unit (AHU) consisting of two independent supply and return sections with heat recovery unit;
    • 2 condensing boilers fuelled by natural gas (the previous boiler fuelled by diesel oil was decommissioned and removed together with the two basement tanks);
    • 2 water-cooled refrigeration units that will use exchange water from the dry coolers positioned on the roof of the building.

    The history of the building

    The construction company

    The building in Via Zara was built in 1964 by Società Generale Immobiliare, one of Italy's largest landowners and the most important building promoter in the city of Rome, contributing to the construction of the Esquilino, Prati and Ludovisi districts.

    The head of the project office of the General Building Society was the architect Alberto Ressa, famous for the San Pio X Church in Piazza della Balduina and designer, together with architects Ugo Luccichenti and Emilio Pifferi, of the Cavalieri Hilton Hotel in Rome.
